HVAC change

How hvac businesses get jobs from permits

Another company's change-out is a job that's already sold. The permits worth your time are the ones that create HVAC work: new homes that need a system, and additions and conversions that need more tonnage.

Sample The permits below are made up to show the idea. Subscribers get the real ones every morning, with the owner and contractor.

  1. 1 Additions that need more tonnage

    Why it's a lead
New square footage means the existing system may be undersized. The builder usually wants someone to size it properly.
    What to do and when
Call the contractor on the permit the same week and offer a load calculation. Mail the owner a note about comfort in the new room.
    What to say
"You're adding a suite on Pennywort. I can run a load calc so the new room isn't the hot one."
  2. 2 Garage conversions and enclosed porches

    Why it's a lead
A converted garage or porch was never on the house's system. It needs a mini-split or new duct runs, and the remodeler rarely does HVAC.
    What to do and when
Call the contractor on the permit before drywall and offer a mini-split price. Mail the owner if it's an owner-builder.
    What to say
"That new room on Heronwick won't stay cool on the old system. A mini-split is usually the cleanest fix, and I can price it this week."
  3. 3 New homes where the builder needs a mechanical sub

    Why it's a lead
Every new house gets a system. Builders filing their first permits in the county may not have a regular HVAC sub yet.
    What to do and when
Call the builder on the permit before rough-in. Bring a price for a typical plan so they can compare.
    What to say
"I do new-construction HVAC here in Nassau. If you want a second number for Cordgrass Mill, I can have it to you this week."

The math

A year of the email costs $1,188. If it lands you one system change-out, it has paid for itself. Everything after that is profit.

And if your first 30 days don't pay off, you get your $99 back. You can't lose money trying it.

Next: pick your towns

You'll get new homes and remodels: the permits that lead to your work. You can change this any time.
