Terms of service
Last updated October 23, 2026
These terms are between you and Aeroxis Enterprises, LLC ("we"), which runs First Coast Permits. By subscribing you agree to them.
The service
We send a daily email listing building permits filed in the areas and trades you choose. We collect permits from government offices tag them by type of work using rules we write, and match them to the trades that work leads to. Coverage and timing depend on those offices. Some towns are only available through public records requests and can run days or weeks behind. We don't guarantee that every permit will be included, that trade tags will be right, or that any lead will become work.
Where the data comes from
Building permit records and property records are public records under Chapter 119, Florida Statutes. We get them from the public portals of the City of Fernandina Beach and Nassau County, from public records requests, and from the Nassau County Property Appraiser. We are not affiliated with or endorsed by any government agency. Records are provided as the agencies publish them, and may contain errors.
How you can use the leads
The emails are for your company's own sales and marketing. Don't resell or republish them. When you contact property owners, you are responsible for following the law, including the Florida Telephone Solicitation Act, the federal Telephone Consumer Protection Act, the Do Not Call registry, and CAN-SPAM. Don't use the information to harass anyone. Some Florida residents' addresses are exempt from public disclosure (s. 119.071(4)(d), F.S.); if you learn a record is exempt, stop using it and tell us.
Billing
The subscription is $99 a month, charged in advance by card through Stripe, and renews each month until you cancel. Cancel any time from the link in your emails or by emailing us; you won't be charged again, and your emails continue through the end of the period you paid for. If you ask within your first 30 days, we will refund your first month. We'll give at least 30 days' notice by email before changing the price.
Liability
The service is provided as is. To the extent the law allows, our total liability for any claim is limited to what you paid us in the three months before it. We aren't liable for lost profits or indirect damages.
Changes and ending service
We may update these terms and will email subscribers about material changes. We may suspend accounts that break these terms. These terms are governed by Florida law, with any dispute heard in Nassau County, Florida.
